The 30/70 Payment Plan in Dirhams

Danube's schedule:

An EOI reserves your place in the allocation queue before units are formally booked. Ask whether it's refundable and whether it counts towards your first 10% payment before you pay.

The Handover Question Most Buyers Miss

With 70% due at handover, most buyers will need a mortgage in December 2029. On a AED 1.7M studio that's AED 1,190,000.

  • UAE residents buying a first home under AED 5M can typically borrow up to 80% of the value (AED 1,360,000 on the studio), which covers it. Above AED 5M, the usual cap for resident expats is 70%.
  • Non-resident buyers are typically limited to around 50–60% (AED 850,000–1,020,000 on the studio). That leaves roughly AED 170,000–340,000 to pay in cash at handover on the studio, plus mortgage fees, and the gap grows in proportion on larger units.

Golden Visa: Which Units Qualify?

The UAE Golden Visa through property requires at least AED 2,000,000 in property value. The 1-bedroom (from AED 2.6M), 2-bedroom (AED 4.25M) and 3-bedroom (AED 6.5M) units are all above that threshold. Dubai Maritime City is a freehold waterfront district on a peninsula between Port Rashid and the Dubai Drydocks, close to Bur Dubai, Al Mina and the Jumeirah coast. Danube's stated travel times:

  • 2 minutes to Port Rashid Boat Station
  • 3 minutes to Dubai Cruise Terminal 2
  • 8 minutes to Dubai World Trade Centre
  • 8 minutes to Jumeirah Beach
  • 10 minutes to Burj Khalifa
  • 15 minutes to Dubai International Airport (DXB)

Danube also highlights the district's planned lifestyle features, including a shopping mall, sports hub, cable car, sky walk bridge, beach club, beach, waterfront promenade and hospital. Danube's Track Record in Maritime City

  • Oceanz by Danube: a multi-tower residential development whose first tower sold out at launch in September 2023; under construction.
  • Breez by Danube: a 60-storey tower launched in September 2025, reported from AED 1.4M on a 1%-per-month plan; under construction.

Compared with Breez's monthly plan, Shahrukhz Residences asks for only 30% before handover, but 20% of that comes in the first 60 days and 70% is left for December 2029: less cash tied up during construction, much more to arrange at completion. See all Danube properties.

Where the Shahrukhz Name Comes From

The name honours Bollywood actor Shah Rukh Khan. It was first used for Shahrukhz by Danube, a 55-storey office tower on Sheikh Zayed Road that Danube announced in 2025 and reports sold out on launch. Shahrukhz Residences is a separate, residential project in a different location; the two share a name and a developer.
